About these terms
This website is operated by Naras Property Management, a trading name of Naras Real Estate Ltd, a company registered in England & Wales (company number 15654794) with its registered office at 47 Miall Road, Birmingham, England, B28 9BS. In these terms, “we” and “us” mean Naras Real Estate Ltd, and “you” means the person using the website.
By using this website you agree to these terms. If you do not agree with them, please do not use the site.
Using this website
You may use this website to learn about our services and to send us an enquiry. You must not:
- use the site in any unlawful way, or to send us anything that is false, abusive or misleading;
- submit the enquiry form using automated tools, or submit it repeatedly to disrupt the service;
- try to gain unauthorised access to the site, its staff area or its data, or to interfere with its security; or
- copy or scrape the site in bulk without our written permission.
Please give accurate details when you submit an enquiry. We may block access for anyone who misuses the site.
Enquiries and proposals
Sending an enquiry does not create a contract between us, and it does not oblige you or us to do anything. We will use your details to prepare a proposal, as described in our privacy policy.
A proposal is an offer of terms for you to consider. A management arrangement only starts once both of us have agreed and signed a written management agreement.
Our service in outline
We look after the day-to-day running of a short-let property: pricing, guest messages, cleaning and repairs. There are two ways to work with us. In outline:
- Guaranteed rent: we agree a fixed monthly rent and a number of years with you in advance, and we take on running the property.
- Full management: you keep the booking income and we charge a 15% management fee, taken after cleaning and worked out from the nightly rate and channel fees. We send you a management projection before you commit. There are no setup fees, and the agreement runs month to month.
- Inspection: before an agreement is finalised, we carry out a physical inspection of the property.
- Exact terms: the precise terms, including how an agreement is ended, how payments are made and any costs outside our fee, are set out in your proposal and in the written agreement.
If anything on this website differs from your signed management agreement, the agreement takes priority.
Your responsibilities as a landlord
You remain responsible for making sure that you are entitled to let your property on a short-term basis. Before we start, that generally means checking, and where needed obtaining:
- permission from your freeholder or landlord, and consent from any mortgage lender;
- any planning permission or registration that your local authority requires for short lets;
- insurance that covers short-term letting; and
- the safety certificates and compliance checks that apply to your property.
We can talk you through what usually applies, but we cannot give legal, tax or mortgage advice. Please take your own professional advice on those points.
Information on this site
We take care to keep this website accurate, but it is general information, not advice for your particular situation. Figures such as occupancy and guest ratings describe past results for the properties shown and are not a promise of what your property will earn.
The properties shown are operated under contract with their individual owners, on different commercial terms. They are examples of how we run a live short-let operation, not a guarantee that every property is on the same terms.
Our pages link to third-party websites such as Booking.com, Airbnb and WhatsApp. We do not control those sites and are not responsible for their content or policies.
Ownership of content
The text, design, logo, photographs and other material on this website belong to us or to those who have licensed them to us. You may view the site and share a link to it, but you may not copy, republish or reuse its content for commercial purposes without our written permission.
Our liability
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot legally be limited or excluded. Any rights you have as a consumer also remain unaffected.
Subject to that, the website is provided “as is”. We do not guarantee it will always be available or error-free, and we are not liable for indirect or consequential loss arising from your use of the website. Our liability for the services we provide is set out in your written management agreement.
Complaints
If something goes wrong, please tell us first at info@narasholiday.co.uk or on 0121 828 9889, and we will work to put it right. If we cannot resolve a complaint, you may be able to refer it to The Property Ombudsman.
Changes and governing law
We may update these terms from time to time. The “last updated” date above shows when they last changed, and the version on the site when you use it is the one that applies.
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute, although if you are a consumer living elsewhere in the UK you may also have the right to bring proceedings in your local courts.
